I have a question about my credit. What do you look for in credit?
Applications are processed through a national consumer reporting agency which include an applicant credit history evaluation. We are unable to pre-qualify any applicant over the phone or through conversation. See our resident qualifying criteria under the "Qualifying Criteria" tab.
How do I schedule a showing of a property?
Please call our office to request a showing. Showings are usually performed during weekdays until 4:30 pm.
I am not in town right now but would like to make application for one of your rentals. How do I do that?
Click on the e-mail link on the home page and send an e-mail requesting an application(s) and an application fee invoice. An application(s) will be e-mailed back to you and a separate e-mail will be sent via PayPal for you to submit payment for your application(s). You must be sure you indicate the necessary number of applications for rental. See the "Policies & Procedures" tab for application policies. I like a property but I do not need to move in until a couple of weeks from now. Will you hold the house for me?
The ability to hold a home WITHOUT RENT varies for each property and upon rental market availability. Call our office to inquire about the possibility to hold a particular home.
Where can I get an application?
Applications are promulgated through the Texas Apartment Association and are not available for on-line fill-out. Applications can be picked up at our office. You may request a copy be e-mailed to you by clicking on the e-mail link on the home page and requesting an application be sent to you via e-mail.
Do you accept animals?
Generally, yes, with payment of current Pet Fee(s), unless otherwise noted for that property. There is a strict 2 pet limit and some breed restrictions. See our "Policies & Procedures" tab for detailed information on these restrictions. The policy is strictly enforced without exception. Service animals are not considered "pets" and do not fall under our pet policy. We have a two animal limit per dwelling. Violation of pet policy, providing false information regarding your pet(s) or having unauthorized pets may result in immediate termination of your Lease Contract.
What utilities are included in the rent?
None. Resident pays for all utilities and must get the utilities turned on with the utility provider.
Can you work with me on the Security Deposit and/or Pet Fee?
Security Deposit and Pet Fee payment arrangements vary by properties and upon market availability. Should you require payment arrangements for these fees, please inquire before application submission.
Are appliances included?
All homes come with a stove and refrigerator. There is no charge for these appliances. If you have your own stove and/or refrigerator, we will remove the appliance(s) from the property so that you may hook up your own. All our homes have washer and dryer hook-ups.
Do you have a military clause in your Lease Contract?
Yes. You may ask to review the military clause in our Lease Contract forms.
